No. 8 was the first of five undeveloped plots within the East Village post London Olympic legacy development in Stratford. The development consists of 477 apartments with a mix of studio 1,2,3 & 4 bed apartments, across two towers of 25 and 28 stories and 8 storey podia cluster blocks with private amenity space at level 9 in addition to complementary retail and leisure use on the lower floors and underground parking facilities. No. 8 also has a key role in framing the adjacent public spaces of Victory Park and the Belvedere.
The overall masterplan and outline planning permission defined the building programme which allowed the team to focus more on coordination of the distinct design elements and materiality. LDS had strong work process’s for generating facade design and design review that was followed through into the 2d drawings. The methodology of design delivery is still a key aspect of how we produce design information on projects at all scales.
B1.02 N08 and the surrounding context
N08 sits roughly at the center of East Village within Stratford City Zone 5, as identified in the Outline Planning Permission (OPP) Zonal Masterplan.
The site is triangular, with its longest edge running north along the proposed arterial road, Celebration Avenue. This central route connects to the wider road network, creating a busy high street with a civic presence.
The north-west facade faces The Cascades, a linear parkland serving as the primary pedestrian route through East Village. It connects the education campus in the northeast to the Wetlands in the southwest.
The south-west facade overlooks Victory Park, a formal landscaped square at the heart of East Village. The park’s edge is defined by several existing built plots with primary facades facing the park.
As a complete island, the site requires active frontages on all three sides. Adjacent built plots will provide complementary retail and residential entrances and lobbies along their frontages.
Plot N08, undeveloped during its former use as part of the Olympic Village, remains vacant at the time of writing. The plot has been temporarily covered with soft landscaping, featuring small clusters of shrubs and semi-mature trees at each corner.
