Key Facts - Zone C, Beaulieu, Essex

Zone C, Beaulieu was designed and delivered for Countryside Zest following engagement with Chelmsford City Council, Essex County Council, local community, and other consultees.

Total area of Zone C is 12.38 hectares comprising of 256 dwellings of varying sizes, arranged around existing and proposed landscape features. Houses designs were developed in tandem with character areas and key plots to assist with wayfinding in a large development. All homes were designed to meet “Lifetime Homes” .

Additional elements of primary development works will include:

  • Sustainable Urban Drainage
  • Public Realm
  • Highways works

The design committed early to retaining and working with the existing landscape features. This created a narrative for place making and provided a context for the development of character areas that in turn gave a layered approach to developing the individual house types. Taking the time to develop this layered approach for such a large site continues to be an inspiration for me personally.

Leading a young team through the delivery I was able to refine the delivery process of managing the large number of house types by rigorously developing a set of standard details based on a limited number of roof and wall types. Having a set of standard details and sticking to them allowed us to add further layers to the visual appearance by varying the colour and texture without adding complexity a key aim for the developer client.

Beaulieu Phase One – Zone C

In March 2014, outline planning permission was granted for the development of Beaulieu. The approval includes up to 3,600 dwellings, mixed-use spaces (up to 62,300sqm gross external), landscaped public open spaces, education and community facilities, new highways (including a radial distributor road), public transport provisions, and two new access routes from Essex Regiment Way and White Hart Lane.

TateHindle has prepared a Design and Access Statement for the development of Beaulieu Phase One, Zone C Reserved Matters Planning Application for a residential development. The parcel comprises a developable area of approximately 11.42 hectares, situated within a larger masterplan. This masterplan is allocated for mixed-use development as part of a new district on the northeastern edge of Chelmsford City.
